Ask for a report that matches the home
The statewide association’s public statistics directory retrieved October 24 links July 2026 as its latest report. That does not establish a current September Salt Lake City price or mortgage rate. Before relying on a newer market claim, obtain the original report and check whether it describes the city, county or wider area, which homes it includes and the period measured. This guide links the directory without inventing a city series or relabeling an older period as current. The loan examples are manual comparisons independent of local market prices. Put this into my plan ↗Build the comparison from written terms
Ask each lender to price the same loan balance, term, property use and closing timetable, then retain the estimate date and lock conditions. Separate interest from points and other lender charges, and verify whether a quoted fee is paid, financed or offset by a credit. The quote workspace lets you compare the entered costs over the years you expect to hold the loan. Its example is not a Salt Lake City offer, regulatory APR or approval. Keep the actual disclosures beside the result so a lower initial payment does not hide a different proposal. CFPB guide to the Loan Estimate ↗
Put this into my plan ↗Read the Salt Lake City funding notice
NeighborWorks Salt Lake’s down-payment page retrieved October 24 explicitly lists no funds available for its Salt Lake City offering. The same page shows different availability for Midvale, so those places should not be treated as one pool. Ask the administrator for a current update before depending on that assistance. This notice is specific to the listed offering and does not prove that every other city, state or lender program is closed. Preserve an unassisted case and the date of any later written funding confirmation. Local administrator’s funding availability notice ↗
Put this into my plan ↗Make assistance a separate financing decision
If an administrator identifies another program, obtain its actual geographic coverage, education process, household conditions, funding position and written financing terms. Ask whether assistance is a grant, repayable loan or another structure and what changes on sale, refinance or a change of occupancy. Do not combine the Salt Lake City, Murray and Midvale entries merely because one organization lists them together. A useful plan retains the first mortgage, other borrowing and any subsidy conditions separately. The calculators do not reserve funds or determine compatibility between programs. Put this into my plan ↗Review the county’s exemption declaration
Salt Lake County’s assessor page explains a declaration process and says notification letters were mailed to owners whose owner and property-location addresses do not match. Follow the actual notice and current county guidance rather than assuming that everyone must complete the same step. Ask how the proposed occupancy and ownership apply to the property and retain the official response. This workspace takes annual tax dollars as an input; it does not decide domicile, file a declaration or calculate an automatic exemption from a purchase price. Put this into my plan ↗Separate a bill from a future tax allowance
Obtain the assessment, current bill and supported settlement adjustments for the actual home. A past owner’s amount may reflect a different period or tax position. Ask the assessor and closing professional which figures belong in the forward budget and which are one-time closing adjustments. If ownership or use will change, keep that question beside the documents. The monthly estimate is only as good as the annual allowance supplied, and it does not resolve an income-tax or primary-residence determination. Recheck the plan when a formal assessment or bill changes.
Put this into my plan ↗Discuss earthquake coverage explicitly
Utah’s Insurance Department describes earthquake, flood and earth-movement exclusions as questions that may require separate coverage or endorsements. Obtain the insurer’s actual terms for the home, including premium, deductible, limits and exclusions, and ask the lender about its requirements. A general hazard map or a mortgage estimate does not establish property safety or available insurance. Retain the supported cost in the ownership worksheet and a separate cash case for a deductible. The calculator does not determine the home’s hazard exposure or bind a policy. Utah homeowner coverage and exclusions resource ↗
Put this into my plan ↗Read the master policy with the association budget
For a condominium or townhome, gather the current governing documents, dues, reserves, financial statements, master-policy terms and any assessment notices. Ask which losses and building components are covered by the association and which remain the owner’s responsibility. Separate recurring dues from a known one-time amount and avoid counting the same premium in two places. The condo tool works with the figures entered; it does not certify reserve adequacy, interpret insurance obligations or approve a project for lending. Use the actual documents to resolve those questions.
Put this into my plan ↗Give condition and renovation their own cash plan
If the home needs work, write down the inspection findings, immediate repair estimates and the expected timing. Ask the relevant city office about permissions for the proposed scope and the lender about property-condition requirements. Do not assume a remodel, additional unit or rental use is permitted because it appears in marketing. The construction workspace illustrates an entered draw and interest schedule, not a contractor bid or code review. Maintain a contingency and a period of overlapping housing costs outside the preferred purchase payment.
Put this into my plan ↗Test the plan without a perfect exit
An expected move or refinance can change whether paying points is worthwhile. Compare the written offers over both the planned hold and a shorter case, checking borrowing cost and remaining balance separately. In rent-versus-buy, supply your own holding costs, transaction costs and value assumptions, including a case without appreciation. These are scenario comparisons, not forecasts of Salt Lake City prices or future lending conditions. Keep the uncertainty visible so the decision does not depend on a refinancing opportunity that has not been offered.
Put this into my plan ↗Keep the reserve after the down payment
A lower down payment can preserve cash but may change the loan terms and monthly obligations. Ask the lender for the complete applicable insurance or guarantee charges and whether any cost is paid upfront or financed. Enter only documented amounts and retain every additional loan payment in the household worksheet. Add moving costs, supported repairs and a reserve to the money needed around closing. An affordability result uses entered income and expenses; it does not establish qualification or decide how much uncertainty the household should accept.
Put this into my plan ↗Start the next step with MITEY
Describe the Salt Lake City borrowing goal, ownership type and timing when you want help moving from a numerical scenario to the next question. The optional enquiry keeps calculator sharing as a separate choice. Any provider introduction requires confirmed availability and your permission; an enquiry does not promise a particular rate or distribute an application. Keep personal addresses, identity documents, financial account information and credit reports out of the message. Mention an assistance question in general terms so it can be distinguished from the ordinary loan comparison.
